Terms of Service

BERLVIS SPACES is a social and operational platform for landlords and tenants to list, lease and manage rental properties in Nigeria. We provide the tools, the receipts, the verification and the escrow. We are not a party to any tenancy.

You agree to provide accurate KYC information and to use the platform only for lawful rental activity.

• Do not impersonate another person or list a property you do not have the right to lease.
• Do not circumvent the payment, escrow, receipt or dispute resolution systems.
• Do not harass, threaten or discriminate against any other user.

Sign up and listing are free. We charge 2 percent commission on the first year rent only. Tenants pay a Payment Protection Fee of ₦500 to ₦5,000 per transaction tiered by rent amount. Inspection fees are ₦5,000 per visit. Full pricing is published on the Pricing page and may be updated with notice.

BERLVIS holds tenant rent in escrow until the Move-In Code confirms key handover. If keys are not exchanged within 72 hours, the funds are returned to the tenant automatically. We mediate disputes through the in-app resolution centre, but enforcement is the responsibility of a competent court of law.

Our total liability to you for any claim arising out of these terms is limited to the fees you paid us in the twelve months preceding the claim. We are not liable for indirect or consequential losses.

These terms are governed by the laws of the Federal Republic of Nigeria. Any dispute that cannot be resolved through our mediation centre will be determined by the courts of Imo State.
