If your landlord still hands you a scribbled paper receipt for ₦1.2 million in rent, you are not alone — and you are not safe. Paper fades, gets lost, and is trivial to forge. In 2026 Nigeria, the question every tenant and landlord should be asking is simple: are digital rent receipts legally valid?
The short answer: yes, when they meet the standards set by the Evidence Act 2011 and state-level tenancy laws. The longer answer — and what makes a receipt actually defensible if a dispute reaches court — is below.
What the law actually says
Three pieces of Nigerian law govern this:
- Evidence Act 2011, sections 84 and 258 — explicitly admits electronically generated documents as evidence, provided the system that produced them was working properly and the document accurately reflects the underlying transaction.
- Lagos Tenancy Law 2011, section 8 — requires landlords to issue a receipt for every payment of rent. The law does not specify that the receipt must be on paper.
- Stamp Duties Act and FIRS guidance — recognise electronic receipts and self-printed receipts for record-keeping, and treat them the same as paper for tax purposes.
Put together: a digital receipt that ties a specific payment to a specific tenant, property and date is just as admissible in a Lagos magistrate's court as a paper one — often more so, because it carries a verifiable audit trail.
What makes a digital receipt actually hold up
Not every PDF emailed by a landlord qualifies. Courts look for five things:
- A unique, non-sequential identifier. A receipt number that cannot be guessed or duplicated.
- A tamper-evident hash or signature. A cryptographic fingerprint that changes if a single character of the receipt is altered.
- An independent verification path. A way for a third party — a court, a bank, a new landlord — to confirm the receipt exists in the issuer's records without having to ask either party.
- A clear paper trail to a real payment. The amount, payment method, payer and payee, and the period of rent the payment covers.
- A timestamp the issuer cannot retroactively edit. Receipts that can be back-dated are worth less than the screen they are printed on.

- Save the verification URL itself — not just the PDF. The URL is what gets you to the source-of-truth record if anyone disputes it later.
What landlords should do today
- Stop issuing paper receipts for headline rent payments. The forgery liability sits with you.
- Use a platform that produces tamper-evident receipts with public verification — it is your best defence in an eviction or rent-default case.
- Keep the receipt number on every WhatsApp message and email to the tenant. It is a low-cost trail that materially strengthens your position in court.
